The Structural Integrity Reserve Study (SIRS) was created by Florida SB 154 and refined by HB 837. It's required for condominium and cooperative buildings 3+ stories — and it's separate from a traditional reserve study.
SIRS focuses specifically on the structural and major-system components that affect life safety: roof, structural members, fireproofing, plumbing, electrical, waterproofing, windows/doors, and any other "items with a deferred maintenance expense or replacement cost exceeding $10,000."
