What is a Structural Integrity Reserve Study (SIRS)? A Guide for Florida Condo Boards

If you serve on a Florida condominium or cooperative board, you've likely heard about Structural Integrity Reserve Studies. Here's a practical guide to what SIRS are, why they matter, and what your association needs to do.

SIRS: The Basics

The Structural Integrity Reserve Study (SIRS) was created by Florida SB 154 and refined by HB 837. It's required for condominium and cooperative buildings 3+ stories — and it's separate from a traditional reserve study.

SIRS focuses specifically on the structural and major-system components that affect life safety: roof, structural members, fireproofing, plumbing, electrical, waterproofing, windows/doors, and any other "items with a deferred maintenance expense or replacement cost exceeding $10,000."

Who Needs One?

Florida condominium and cooperative associations with buildings 3+ stories. The first SIRS was required by December 31, 2024 — and they must be updated every 10 years thereafter.

What Does the Inspection Involve?

How Does SIRS Differ from a Regular Reserve Study?

A traditional reserve study covers all common-element capital expenses (e.g. painting, paving). SIRS focuses specifically on structural integrity components and is required by statute. Most associations need both.
