Miami-Dade and Broward Counties require structural and electrical recertification for any building 40 years or older. After the first recertification, you're on a 10-year cycle — every decade you submit again.
The inspection covers structural integrity (foundation, framing, façade, balconies) and electrical safety (service entrance, distribution, panels, grounding). A Florida-licensed P.E. signs the report.
SB 154 added a separate milestone inspection for condominium and cooperative buildings 3+ stories. Phase 1 is a visual inspection at 25 years (coastal buildings) or 30 years (interior). If Phase 1 flags substantial structural deterioration, Phase 2 destructive testing follows.
The inspector documents conditions but doesn't automatically require repair. The decision to repair is made by the AHJ based on the report findings. Some findings are informational; others require action. A good recertification engineer will help you distinguish the two.
Findings from recertification and milestone inspections often feed directly into your SIRS reserve funding strategy. Coordinating both at the same engineer reduces overhead and surfaces issues earlier.
